BUSINESS RELATIONSHIP
between BROKER and BUYER
The Real Estate Agent works exclusively for you the Buyer.
Buyer Agency is a business relationship where the licensee (real
estate agent),
upon entering into a written agreement, works only for the Buyer.
Buyer Agent duties:
- Find a home that meets the customers
needs.
- Research the home's past sale
history.
- Work to determine the proper value
of the home.
- Find out what the neighbors homes
sold for.
- Research how long it takes homes to
sell in the neighborhood.
- Advise on best negotiating strategy.
- Structure a sales contract to benefit
the Buyer.
- Negotiate for the best possible
price and terms.
IMPORTANT:
When signing a BUSINESS RELATIONSHIP between BROKER and BUYER
always check line 1B - ENDING DATE. This contract ends
- when looking at homes for the
first time with an agent it should state: This contract ends at
Midnight of the date this contract is signed. This means the
Agent is working in your behalf for that day showing you homes which is a
good thing.
- when you have decided to use
the same agent to find you a home it should state: This contract ends
with a 5 day written notice or at settlement of a home. This means
that the agent is required to work in your behalf daily to find you a new
home until you end the business relationship.
- BEWARE of agents that use:
This contract ends in 90 days from signing or any other long term.
You should always sign a Business Relationship
contract so that the agent is legally required to protect your
interest.
